RECORD TURNAROUND ON AUCTION SALE

A late entry into the Smith and Sons auction has realised a sale within a record seven days.

The three-bed property on Leighton Road in Meols, Wirral, was guided at £250,000. Having carried out an initial inspection last Thursday, Smith and Sons organised viewings on the Saturday, price agreed the next Wednesday and exchange took place the following day. Inspection to exchange was achieved in seven days.

Chris Johnson, Auctioneer at Smith and sons said: “This property came to us very late on in terms of our auction entry dates, however, having inspected the property and agreed a price, we began marketing it later that day.

“The speed at which this deal has been finalised is pretty unusual but is indicative of two things – firstly, the simplicity and transparency of the auction and sale process, and secondly, the wider levels of activity within the property market at this time.

“For those looking to buy or sell and have the funding available, auction is undoubtedly a sound option. Our next auction takes place on the 5th May when we will be selling a number of fantastic properties with strong returns on investments and marketed at realistic price points.”

The three bedroomed property in Meols required a programme of modernisation and upgrade with the possibility to extend. Set in good sized gardens in a quiet neighbourhood, the property is ideal for owner occupation or onward sale, with high demand for homes in this location.
